We were asked by Ben Carter and Phillips Partners to develop and come up with building character for the master plan they provided, which included an established building foot print. We were required to develop our concept design within a three day period.
The Esplanade at St. Johns is a mixed-use community. The development would be designed and built as an urban village, with urban village characteristics that include a strong pedestrian orientation. The centerpiece of the project is an open-air town center mall with high-end retail and restaurant tenants. The project would utilize Spanish architectural style and include an extensive public open space system consisting of features such as fountains, outdoor performance areas, lakes and plazas.
The retail mall property consisted of 124 acres. In addition, there were 30 acres designated for outparcel retail development.
We proposed a design solution with the main concept and façade designs influenced by the sense of community, the historical building character of the surrounding area, and a mixed-use focal point at each intersection of the project. Six alternative sketches were produced, from which two images were chosen for development over a three day period. The project was developed from its conceptual design stage to meet the developers’ deadline for an important presentation in St Augustine, Florida.
